Repayment mortgage
Each month you pay off some capital and some interest, so the loan is fully repaid by the end of the term.
Interest-only mortgage
Each month you pay only the interest. The full loan amount is still owed at the end of the term, common on buy-to-lets.
Interest rate (APR/pay rate)
The annual interest rate charged on the outstanding loan, used here to work out your monthly payment.
Term
How many years you have to repay the mortgage, commonly 25 years, but anywhere from 5 to 40.
FAQ

Mortgage repayment calculator, your questions answered

How much are my monthly mortgage repayments?
On a repayment mortgage, it depends on the loan amount, interest rate and term, longer terms lower the monthly cost but increase the total interest paid. Enter your figures above for an instant estimate.
What’s the difference between repayment and interest-only?
A repayment mortgage clears the loan by the end of the term. An interest-only mortgage keeps monthly payments lower, but the full amount borrowed is still owed at the end, so you need a plan to repay it, common with buy-to-let.
Does this include Stamp Duty or fees?
No, this shows the loan repayment only. Use our Stamp Duty calculator alongside this one to see the full cost of a purchase, including tax and typical fees.
Can I claim mortgage interest as a landlord?
Buy-to-let mortgage interest is no longer deducted from rental profit, instead you get a 20% tax credit on the interest (Section 24). Our rental income tax calculator shows the effect on your bill.
Should I buy a rental property personally or through a company?
It depends on your tax band, mortgage rates for limited companies, and your plans for the profit. We compare both routes and the true after-tax return for your situation.
